Blue Sky Inventories grew out of a familiar property-management frustration: trying to understand what had changed during a tenancy from brief notes and too few useful photographs.
Chris Callear’s experience as a property manager shaped the service. The aim was to create the kind of report a busy agent could navigate quickly, with enough detail to support a measured discussion when questions arose.
A report that is useful after the inspection
An inventory should do more than list the contents of a room. It should explain their condition clearly, identify existing wear and provide photographs that make the written observations easier to understand.
We structure reports so landlords, tenants and letting agents can find the information they need. At check-out, the starting record provides context for changes observed during the tenancy.
Careful, independent observations
Our role is to record what we can see, with clear descriptions and relevant photographs. We aim to distinguish an observation from an assumption and to make the evidence understandable to both parties.
No report can guarantee a dispute outcome. Its value lies in a clear record that helps people assess the circumstances, including existing condition and fair wear and tear.

BSI is led by Chris, an AIIC board member, and provides check-in inventories, check-out reports and mid-term inspections for properties in Sheffield.
